- Built-up area — carpet plus walls and balcony, typically 10–15% more.
- Super built-up area — built-up plus a share of lobbies, staircases, lifts and amenities. Often 25–40% above carpet.
A "1,200 sq ft" flat advertised on super built-up may have only 800–900 sq ft of carpet area. RERA requires carpet area to be stated in the agreement — always check that figure, not the marketing one.
